the Story
This was a great transformation project. The house was falling apart and had a ton of moisture and rot issues. We needed to do a full renovation. The good news was it gave us a great opportunity to built the right way with sustainable materials. We replaced all the soaked OSB with plywood for better performance. We used high performance detailing and air tightness strategies. We used materials like cork flooring. Cork is a great insulator so it helped with the thermal performance of the home.
The original house had the living room and other hangout spaces on the ground floor and all the bedrooms upstairs. The challenge was there was a million dollar view on the second floor, so we flipped it. We moved all the living areas upstairs, which really allowed us to open up the spaces and take full advantage of the views. It really worked out because it turns out the client was a huge ham radio operator and being able to hang out on the top floor made it feel like a command center. We ended up helping him install a 50’ radio tower in the backyard. During the right time of day, he can talk to people all around the world.
